General
What does Kuber Property do?
Kuber Property is a property consultancy in Indore. We help families and investors buy, sell and rent flats, independent houses, villas, plots and farm houses across the city.
We shortlist verified properties, arrange site visits, help with price negotiation and guide you through the paperwork up to registry and namantaran.
Which areas of Indore do you cover?
We work across Indore, with most of our listings in Vijay Nagar, Nipania, Bicholi Mardana, Super Corridor, AB Road, Bhawarkua, Rau and Kanadia Road. If you are looking elsewhere in the city, tell us your requirement and we will help.
How much brokerage do you charge?
Our fee depends on the type of deal (rental, resale or new booking). We always confirm it in writing before the first site visit, so there are no surprises.
Buying
How much should I budget on top of the property price in Indore?
Plan for stamp duty and registration charges (roughly 7.5% stamp duty plus a 3% registration fee in Madhya Pradesh, on the deal value or the collector guideline value, whichever is higher), plus legal fees, society deposits and, for under-construction flats, GST.
Rates change from time to time, so we give you a written estimate for the specific property before you commit.
Can you help me get a home loan?
Yes. We work with the major banks and housing finance companies in Indore and can help you compare offers and collect the documents a lender needs. Most of the projects we list are already approved by leading banks, which speeds up sanction.
Is it better to buy a ready-to-move or an under-construction flat?
A ready-to-move flat lets you see exactly what you are buying, has no GST and starts saving you rent immediately. An under-construction flat usually costs less and offers more choice of floor and facing, but carries delivery risk.
If you choose under-construction, buy only in an MP RERA-registered project from a developer with a good delivery record.
Renting
How much security deposit do landlords in Indore ask for?
Most landlords ask for one to three months' rent as a refundable security deposit. Fully furnished flats and independent houses tend to be at the higher end.
Is police verification required for tenants in Indore?
Yes. Landlords are expected to complete tenant police verification. Keep a government ID, a photograph and your permanent address ready; we help both sides complete it when we arrange a rental.
Do you have 1 BHK flats for bachelors and students?
Yes. Many owners in Bhawarkua, Vijay Nagar and Nipania rent 1 BHK flats to students and working professionals. Tell us your budget and whether you need a furnished flat, and we will share the options that accept bachelors.
Selling
How do you decide the right asking price for my property?
We compare recent registrations and live listings for similar properties in your locality, then adjust for floor, facing, age, parking and condition. You get a realistic price range with the reasoning behind it, not just the highest number.
Which documents do I need to sell my property?
Keep ready your registry (sale deed), namantaran (mutation) records, latest property tax and electricity bills, society NOC for flats, approved building plan and, if there is a loan, the bank's outstanding letter. We check the file before listing so buyers are not held up later.
Legal & Documentation
What is MP RERA and why does it matter?
MP RERA is the Real Estate Regulatory Authority of Madhya Pradesh. Most new projects and plotted colonies must be registered with it before they are marketed. Registration makes the developer disclose approvals and timelines, and gives buyers a formal place to complain if commitments are not met.
What is namantaran?
Namantaran (mutation) updates the municipal records so the property is shown in the new owner's name for property tax. It is done after the registry. Without it, you may face problems with tax payments, utility connections and a future sale.
How do I know a plot or colony is approved?
Ask for the T&CP approved layout with your plot marked, the colony development permission, the land diversion order and, where applicable, the MP RERA registration. Then verify the title chain and encumbrance with a lawyer. We check these basics for every plot we list.
