Buying a Flat in Indore: A Step-by-Step Guide for First-Time Buyers
Budget, locality, RERA checks, home loan and registry – everything a first-time buyer should do, in order, before buying a flat in Indore.

Buying your first flat is the biggest purchase most families make. Indore has good options at almost every budget, from compact 2 BHK flats on the outskirts to large apartments near Vijay Nagar and Super Corridor. This guide walks through the steps in the order we follow with our own clients.
1. Fix your budget before you visit anything
Your budget is not just the price of the flat. Add stamp duty and registration charges, the society maintenance deposit, parking (if it is sold separately), interiors and the loan processing fee. A simple rule: keep 10–12% of the flat price aside for these costs.
- Down payment: banks usually fund 75–90% of the property value, so plan the rest from savings.
- EMI comfort: keep all EMIs under about 40% of your monthly take-home pay.
- Running costs: monthly maintenance in gated societies is often ₹2–4 per sq ft.
2. Shortlist localities, not projects
Choose two or three localities first, based on your office, schools and family. Then compare projects inside them. Popular choices include Vijay Nagar and Nipania for established infrastructure, Super Corridor and Bicholi Mardana for newer projects, and Rau or Kanadia Road for better value.
| Locality | Good for | Keep in mind |
|---|---|---|
| Vijay Nagar | Offices, malls, schools nearby | Higher price per sq ft |
| Nipania | Families, newer societies | Traffic on the ring road at peak hours |
| Super Corridor | New launches, IT parks, airport access | Some areas are still developing |
3. Check the paperwork before the token
Never pay a token amount until these are checked:
- The project's MP RERA registration number, and that the tower you are buying in is covered by it.
- The builder's title to the land and the approved building plan.
- For resale flats: the chain of sale deeds, the society NOC and paid-up maintenance and property tax.
If a seller pressures you to pay a token “today, before someone else does”, slow down. A genuine seller will wait a day for documents to be checked.
4. Get the home loan sanctioned early
A sanction letter tells you exactly how much the bank will lend and makes you a stronger buyer when negotiating. Banks also run their own legal check on the project, which is a useful second opinion.
5. Agreement, registry and namantaran
Once the price is agreed, the sale agreement is signed, the balance is paid and the sale deed is registered at the sub-registrar office. After registry, apply for namantaran (mutation) so the municipal records show you as the owner.
