Buying a Plot in Indore: The Legal Checklist Before You Pay
Colony approval, diversion, T&CP layout, RERA and title – the documents to verify before buying a residential plot in Indore.

Plots are one of the most popular investments in Indore, but they also carry the most legal risk. Unlike a flat in a large project, a plot's value depends entirely on the paperwork behind it. Here is the checklist we run on every plot we list.
1. Is the colony approved?
Ask for the colony development permission and the approved layout from the Town and Country Planning (T&CP) department. Plots in unapproved colonies may not get building permission, a home loan or basic services.
2. Has the land been diverted?
Agricultural land must be diverted (converted) for residential use before it can be sold as residential plots. Ask for the diversion order and check that the survey number matches the layout.
3. RERA registration
Plotted developments above the RERA threshold must be registered with MP RERA. Look the project up on the MP RERA website and confirm that the plot numbers you are offered are part of the registered layout.
4. Clear title and no dues
- Check the chain of ownership for at least the last 30 years.
- Get a recent encumbrance search to make sure there is no loan or dispute on the land.
- Confirm that property tax and development charges are paid up.
5. On-site checks
Visit the plot and match the boundaries with the layout. Check the road width, drainage, electricity and water lines. If a road shown on the layout does not exist on the ground, ask why before you pay.
A plot that is “very cheap compared to the area” almost always has a paperwork problem. Find out what it is before you decide.
